How Much Home Can You Afford | Baltimore First Time Home Buyer | Maryland

The single most important part of buying a house is figuring out how much you can realistically afford to pay.

You'll have to take a good look at your budget, debts, credit reports, and credit score.  Once you have a good picture of your financial status, start saving as much money as you can for a down payment, closing costs and any other extra expenses that come along with buying a house.  Extra expenses could include paying for a home inspection (around $300 - $500 depending on where you live), home warranty, repairs or hiring a moving company after the sale is final.

Depending on the condition of your finances -- if you have a lot of debt, errors on your credit report, or a low credit score -- getting ready financially could take six to 12 months or more!  If your credit score falls below 640, lenders may see you as a risky borrower.  It might be worth your time to take a year and work on building a better credit report before taking on the responsibility of a mortgage.  Also, if you qualify for a lower interest rate you could save thousands of dollars over the life of the loan.  

*Be wary of companies that offer to repair your credit for a fee.

Determining a Mortgage You Can Live With
There are a few basic formulas commonly used by lenders to determine how much of a mortgage you can reasonably afford.  These formulas are called qualifying ratios because they estimate the amount of money you should spend on mortgage payments in relation to your income and other expenses.  It is important to remember that these ratios may vary from lender to lender and each application is handled on an individual basis, so the guidelines are just that - guidelines.
Generally speaking, to qualify for conventional loans, housing expenses should not exceed 26 to 28 percent of your gross monthly income.  Monthly housing costs include the mortgage principal, interest, taxes and insurance.  For example, if your annual income is $30,000 your gross monthly income is $2,500, and $2,500 x 28 percent = $700.  So you would probably qualify for a conventional home loan that requires monthly payments of $700.

Why so much paperwork for getting an Mortgage?

Why is there so much paperwork mandated by the bank for a mortgage loan application when buying a home today and getting a mortgage? It seems that the bank needs to know everything about us and requires three separate sources to validate each and every entry on the application form. Many buyers are being told by friends and family that the process was a hundred times easier when they bought their home ten to twenty years ago.

There are two very good reasons that the loan process is much more onerous on today’s buyer than perhaps any time in history.


1. The government has set new guidelines that now demand that the bank prove beyond any doubt that you are indeed capable of paying the mortgage.

During the run-up in the housing market, many people ‘qualified’ for mortgages that they could never pay back. This led to millions of families losing their home. The government wants to make sure this can’t happen again.


2. The banks don’t want to be in the real estate business.
Over the last seven years, banks were forced to take on the responsibility of liquidating millions of foreclosures and also negotiating another million+ short sales. Just like the government, they don’t want more foreclosures. For that reason, they need to double (maybe even triple) check everything on the application.






However, there is some good news in the situation.
The housing crash that mandated that banks be extremely strict on paperwork requirements also allowed you to get a mortgage interest rate probably below 5%.
The friends and family who bought homes ten or twenty ago experienced a simpler mortgage application process but also paid a higher interest rate (the average 30 year fixed rate mortgage was 8.12% in the 1990’s and 6.29% in the 2000’s).
If you went to the bank and offered to pay 7% instead of <5%, they would probably bend over backwards to make the process much easier.

Open Houses are when the sellers agree to let their listing agent, representing them, to open the doors to their home and allow the general public to walk through the home.  Sometimes the agent hosting the open house may not be the sellers listing agent, however, in Maryland the agent hosting the open house is representing the sellers interest and no other party.  Open Houses are generally 1-2 hours.  Visitors generally do not have an appointment.  This gives you an opportunity to view the home on your own with possible other visitors present.  Occasionally the sellers may be on site, but generally the sellers are not present during the open house.

Open Houses vs Broker Opens

While searching my site www.HeleneSellsHomes.com or other popular sites for open houses to visit, you may see 2 different terms.  Opens House or Broker Open.  It's good to know the differences between the two types of open house you may see in Baltimore.

Open Houses are open to the general public.  They are for open to the public to view, typically on Saturdays and Sundays in the afternoons, only for a few hours.

Broker Opens are traditionally held during the week and are more for other agents and brokers in the area, often in party style. Agents have buyers and this gives great exposure of the homes to other agents who may have qualified buyers looking for that type of home.
